3-Residence is another contribution by IJM, built on reclaimed land along the south of Penang island which comprises of medium to high end quality condoniniums, houses, a 2.3 kilometer promenade. A significant presence of Bomanite’s systems is in about 80% of these developments, and the entire promenade. Indeed a privilege for BIL to be showcased in so many of IJM’s projects, culminated from a remarkable and fulfilling relationship spanning over 30 years of trust and integrity built between IJM Berhad and Bomanite Malaysia.

Bomanite was chosen for our innovative and decorative systems, installed by highly creative and experienced craftsmen to achieve the visual appeal, durability and affordability. Client and consultants recognise Bomanite’s craftmenship and project management, which are important criteria for the successful, punctual, precise and impeccable installation.

This project comprises of 2 towers with 36 floors of condo units. Bomanite had a play in all the hardscapes on Corridors of all 46 levels of the 2 Towers. Driveway, Garden Gym on the ground floor and the Swimming Pool Deck on level 6.

Work began from top down on the corridors and lift lobbies of both Towers A & B. The
specified finishes were Exposed Aggregate (EA) borders surrounding panels of simple and inexpensive Cement Rendered (CR) surface, both finishes were on a bed of cement and sand screed varying 25-100mm thick. On the external side of the walkway is a scupper drain was formed and finished with EA.The result and effect were stunning even though CR finish is considered the “cheapest” flooring system.

The lines between the EA borders and CR panels were precision straight without lippage resulting in an expensive looking floor at low cost for the client. CR floors, when done well is almost maintenance free except for a periodic hose down and perfect for walkways along the corridors.

In spite of the challenges and great difficulty, the result was as the consultants and Owner had envisioned for its intended use. Most importantly, IJM and the consultants declared a job well done when the residents of 3R are happy and satisfied.
