Waterside Residences is a project by IJM, built on reclaimed land in The Light City Township. Bomanite’s systems are in about 85% of these developments and the sidewalks of the entire master infra. A remarkable and fulfilling relationship between IJM and Bomanite Malaysia, spanning over 34 years of trust, integrity, high quality and service.

DRIVEWAY, REAR GARDEN, PUBLIC WALKWAY
Bomanite Sandscape was selected to achieve a seamless, grout-free finish with a “sand-blasted” non-slip surface. More importantly, the driveway is strong enough to withstand heavy traffic loads including a fire-truck.

Clever placements of expansion and constructions joints helped us achieve the sexy curvilinear lines creating panels of different organic shapes and sizes.

Traffic directional arrows are crisply distinct in Sandscape finish with a sense of authority for vehicles. The External Public Walkway is part of the Master Infrastructure of the Light City Township and was installed in Rock Salt finish by Bomanite about 8-9 years ago. A fine testament to how quality withstands the test of time and build trust with long term clients.

The rear garden of the condo has an external kid’s gym with crisp and straight Broomed Finish walkways.

SWIMMING POOL DECK – LEVEL 6

Sandscape covered the entire deck echoing the floor design of the driveway with its sexy curved lines and panels of Nickel Gray and Cobblestone Gray.

Challenge for ourselves : There are 3 flights of staircases in Sandscape finish leading
up to the oval shaped swimming pool. Another set of lower steps are found at the
children’s mini oval pool.

Normally, the RC structure for steps and risers are poorly constructed by the main contractor. The step and riser dimensions are mostly out of shape and re-alignment and rectification are required. Then a 15-25 even 50mm mm thick screed is plastered
to the structure and finished with Sandscape or imprint texture. This method is time-consuming and often results in efflorescence oozing from the steps and risers.

We convinced the client to allow Bomanite to construct the RC staircases cast-in-situ with Sandcape finish. Formwork for each of the ever so lightly curved step had to be precise. The slump in the concrete almost perfect in order to remove the formwork to finish with Sandscape before the structure is fully set. The client appreciated the
precision and craftsmanship that created the beautiful and functional staircases with no sign of any efflorescence to this date.

Bomanite also constructed all the RC structures for planter boxes, benches in the garden area, BBQ pit, the circular ramp and finished all these structures with Exposed Aggregate using 8-12mm medium gray pebbles.

All Bomanite materials were lifted to level 6 from ground floor by wheelbarrow into lifts while the concrete was hoisted with crane from ground level.

The gray pallet of colours at first seemed boring but as the photos show, the clever use of lines and panels with light and dark grays and good craftsmanship presented a peaceful and classy elegance for this medium-to-high end condominium.

In spite of the challenges and great difficulty, the result was as the consultants and Owner envisioned and they were fully satisfied for its intended use.
